Welcome to Property AI. These Terms of Service ("Terms") govern your use of the Property AI website and application (the "Service"). By using the Service, you agree to these Terms. If you don't agree, please don't use the Service.

1. What Property AI Is

Property AI is an AI-native house-finding assistant. You describe how you want to live, and the Service uses AI to surface a small number of curated rental homes and explain why each might fit, and can draft an introductory message to a listing's leasing contact on your behalf. Property AI is an early-stage product (MVP); it currently operates over a limited set of Los Angeles–area homes for demonstration.

2. Listings, Data, and No Brokerage Relationship

Important: Property AI is not a real estate broker, agent, landlord, or property manager, and does not represent you or any property owner in any transaction.

Listing information is sourced from third-party and publicly available data and is provided "as is." We do not guarantee that any home is available, accurately priced, accurately described, or still on the market.
Always verify availability, pricing, terms, and the legitimacy of any home and contact directly and independently before sharing personal information, paying any money, or signing anything.
Property AI does not collect rent, deposits, application fees, or commissions, and is not a party to any rental agreement you may enter into.
We are not responsible for the conduct of any landlord, leasing office, or third party you contact through or because of the Service.

3. Eligibility and Accounts

You must be at least 18 years old to use the Service. You sign in using a third-party identity provider (e.g., Google) or email. You're responsible for activity under your account and for keeping your access secure.

4. Acceptable Use

You agree not to: use the Service for unlawful, discriminatory, or harassing purposes; attempt to scrape, overload, reverse-engineer, or disrupt the Service; misrepresent yourself when contacting a leasing office; or use the Service to violate fair-housing or other applicable laws.

5. AI-Generated Content — Your Responsibility

The match reasoning, descriptions, answers, and outreach drafts the Service produces are generated by AI and may be inaccurate, incomplete, or out of date. You are responsible for reviewing any AI-generated message before you send it and for all communications you make. AI output is not professional, legal, financial, or real estate advice.

6. Intellectual Property

The Service, including its design, text, and software, is owned by Property AI and its licensors. Listing content belongs to its respective sources. You retain ownership of the descriptions you provide; you grant us a limited license to use them to operate and improve the Service.

7. Privacy

Our Privacy Policy explains what we collect and how we use it. By using the Service, you agree to it.

8. Disclaimer of Warranties

The Service is provided "as is" and "as available," without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, or non-infringement. We do not warrant that the Service will be uninterrupted, error-free, or that any home shown will be suitable or available.

9. Limitation of Liability

To the maximum extent permitted by law, Property AI and its team will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any lost profits, data, or goodwill, arising from your use of the Service. Our total liability for any claim will not exceed the greater of US$100 or the amount you paid us (if any) in the 12 months before the claim.

10. Beta / MVP Notice

The Service is in active development. Features, data, and availability may change or be removed at any time without notice. Treat outputs as exploratory.

11. Changes and Termination

We may modify the Service or these Terms at any time; material changes take effect when posted. We may suspend or terminate access at our discretion. You may stop using the Service at any time.

12. Governing Law

These Terms are governed by the laws of the State of California, without regard to its conflict-of-law rules. Courts located in California will have exclusive jurisdiction over any disputes.
